LED Retrofit
This leading less-than-truckload carrier asked Verity to improve their light levels and reduce operating costs at their cross dock facility. Verity designed an LED system to reduce the base lighting load by 70% and improve the lighting conditions. The new LED system was installed with ambient lighting and occupancy sensors further reducing daytime load as well as eliminating waste in the later evening hours with low activity.

Energy Efficiency Service Agreement
This leading distribution and fulfillment company worked with Verity to improve their lighting and generate positive free cash flow over the term of their lease without initial capital investment. Verity designed a T8 system with dimming sensors in the aisles and worked with the landlord to approve the light levels and system design. Verity facilitated a shared savings agreement and provided turnkey installation of the system without disrupting the operation and saving the tenants capital for their core business operations.

LED & T8 Tenant Fit Out
This family-owned and operated manufacture of authentic all natural Indian cuisine leased a 275,000 square foot facility. Verity worked with the tenant and the landlord to design an LED system for the negative 10 degree freezer and a T8 system with dimming motion sensors for the racked dry ambient areas. Verity worked with the town to achieve all necessary permits, filed all the necessary rebate paperwork and managed the installation on time and within budget.

LED & T5 New Construction
Verity met with the electrical engineering firm responsible for the lighting design and suggested a more efficient T5 lighting design for the 375,000 square foot facility with 40' ceilings. The design reduced the fixture counts significantly and still met the required vertical and horizontal light levels and was a major reduction in construction and operating costs. Verity then designed a solution using LED fixtures with custom optics in the aisles with T5 fixtures throughout the bulk storage areas. While the hybrid design increased the capital expenditures for the total lighting package, the additional investment would be recovered by the tenant in a suitable time to justify the increase with lower energy and maintenance costs each year.
